Typically, the answer is no.  An appraisal is not needed when you are buying or selling a timeshare unit.  Beware of agencies that tell you an appraisal is required before they will list your timeshare.  Many times, this is not legitimate.  They charge an upfront fee of $350, or more, for an appraisal and then attempt to market your timeshare.  Even if the timeshare doesn't sell, they get the appraisal fee.  If you want to find out what timeshares are selling for in the Williamsburg market, check out our timeshare quarterly report.

However, timeshare appraisals may be required for a divorce, estate, or gift (tax) purposes.  Consult your attorney or accountant concerning your specific needs.

When ordering an appraisal of a timeshare unit, make sure that it is completed by a licensed or certified appraiser familiar with timeshares.
